James Hardie Junior ADU Conversion: The Thousand Oaks Owner’s Guide
If the James Hardie siding on your junior ADU is failing, warped, or pulling away from the frame, we stock and install James Hardie-compatible siding and trim in Thousand Oaks, with most repair or replacement jobs running $2,800 to $7,400 including labor, depending on the square footage and how many courses need to come off. We carry James Hardie plank and panel on our trucks, and in most cases we can complete the siding portion of a junior ADU conversion or repair within two to three working days once we’ve assessed the damage.

Most Thousand Oaks homeowners find the problem the same way: after a rain, they notice a soft spot near the base of a wall, or the bottom course of siding has started to swell and separate at the seams. Sometimes it’s a cracked plank from impact. Sometimes it’s a flashing detail that was never installed correctly in the first place. Either way, the siding is the symptom, not the cause, and we figure out both before we write the price.
Which James Hardie Models This Applies To

James Hardie siding comes in specific product lines, and the part you need depends on which one is on your junior ADU. The most common in Thousand Oaks are HardiePlank lap siding, HardiePanel vertical siding, and HardieTrim boards. HardiePlank is sold in 5/16-inch thickness and comes in widths of 5.25 inches, 6.25 inches, 7.25 inches, and 8.25 inches. HardiePanel comes in 4×8, 4×9, and 4×10 sheets at 5/16-inch thickness. HardieTrim is 3/4-inch thick and comes in standard widths like 3.5 inches and 5.5 inches.
Here’s the compatibility gotcha most owners don’t know until it’s too late: James Hardie changed the texture profile on HardiePlank in the late 2000s. CedarMill from 2007 and earlier does not match CedarMill from 2008 and later. The old boards have a deeper, more irregular grain. If your junior ADU was built before 2008 and you need to replace a few planks, you may have to blend a small section or repaint the entire wall to get a match. We check the print code on the back of the existing board before we order anything.
For aftermarket options, we’ve used siding from CertainTeed and Nichiha where a homeowner wants a different price point or texture. But for repair work on an existing James Hardie installation, we recommend staying with genuine James Hardie product. The fiber cement formulation, the profile dimensions, and the paint-holding characteristics match correctly, and Thousand Oaks gets enough sun and dry heat that a mismatched aftermarket board will fade at a different rate and show itself within two years.
Signs Your James Hardie Junior ADU Conversion Is Failing
- Swelling or buckling at the bottom course. This usually means water is wicking up from grade. The board absorbs moisture, expands, and the fasteners start to pull through. The fix is often more than new siding: we regrade the soil or cut back the hardscape so the siding sits at least 6 inches above grade, as James Hardie specifies.
- Gaps opening at the butt joints. HardiePlank expands and contracts with temperature. If the original installer butted the boards tight instead of leaving the specified 1/8-inch gap at each seam, the joints open up or the boards crack at the nails. In Thousand Oaks, where summer days hit the 90s and nights drop 30 degrees, this expansion cycle is aggressive.
- Caulk separating around windows and doors. James Hardie requires a specific joint treatment: either caulk with a high-quality paintable sealant or the manufacturer’s HZ10 flashing system. When we see caulk peeling off in sheets, it’s usually the wrong product or no backer rod behind it.
- Paint peeling in vertical streaks. This is a telltale sign that the siding was painted without a proper primer or that moisture is trapped behind the board. James Hardie siding comes primed from the factory, but if a contractor painted over dirt or failed to back-prime cut edges, the paint fails in a pattern that matches the water path.
- Mold or dark staining along the bottom edge. Fiber cement itself doesn’t rot, but it can host surface mold if it stays wet. That means the drainage plane behind the siding isn’t doing its job. In junior ADUs built against a retaining wall or on a tight side setback, this is one we see often in the Lynn Ranch area.
Replacement Cost & What’s Included
In Thousand Oaks, expect to pay $2,800 to $7,400 for a full James Hardie siding repair or partial replacement on a junior ADU. A small repair, one wall bottom course replaced with new flashing and trim, lands at the low end. A full re-side of a 400 to 600 square foot junior ADU, including removal of the old siding, new house wrap, new James Hardie plank or panel, trim, and painting, lands at the high end. Permit fees, if the building department requires one, typically add $400 to $900 depending on scope.
Here’s what drives the range:

- Square footage of siding removed and reinstalled. More boards means more labor hours.
- Access. A junior ADU tucked behind a house with a narrow side yard takes longer to work around. Scaffolding or a narrow-aisle lift may be required.
- What’s behind the siding. If we find rotted sheathing, failed house wrap, or termite damage, the price changes. We write a line item for that before we touch it, never as a surprise after the fact.
- Paint. James Hardie’s ColorPlus technology costs more up front but holds its finish longer in the Thousand Oaks sun. Bare primed siding plus a quality exterior paint is a common choice and usually lands in the middle of the range.
Every price is written down before work starts. That’s the way Reed Calloway insists on running Fielding ADU Thousand Oaks: the number you approve on day one is the number on the final invoice. The work is covered by the Garrison Standard, a written one-year guarantee. If the siding fails within 365 days due to workmanship, we return and correct it at no charge.
DIY or Call Us?
Replacing James Hardie siding is not the kind of job most homeowners should take on alone. Fiber cement requires a circular saw with a diamond blade or a set of power shears, and the dust from cutting it is silica-based, which means breathing protection is non-negotiable. There’s also the matter of nailing schedule: HardiePlank requires hand nailing at 16 inches on center into studs, blind-nailed at the top edge, and face-nailed on the bottom. Drive a nail too deep and you’ll spider-crack the board. Leave it proud and the next board won’t sit flush.
What you can safely do is identify the problem and document it for us. Take photos of the failed area, measure the exposed board width, and check for the print code on the back of any loose piece. Then call (805) 309-3020. We’ll send a background-checked, uniformed tech to confirm what’s needed and write you a number.
FAQs

James Hardie products carry a 30-year limited, non-prorated warranty on the siding itself, but the real-world lifespan in Thousand Oaks depends on installation quality and paint maintenance. Siding that was installed with proper clearances, flashing, and joint treatment routinely lasts 40 years or longer here. Siding that was installed tight to grade or without flashing can fail within 10 years. The paint finish, whether factory-applied ColorPlus or field-applied, typically needs repainting every 15 to 20 years in our climate.
Yes, if the damage is localized and the existing product is still available. We remove the damaged planks, inspect the house wrap and sheathing behind them, and install new James Hardie boards cut to match the existing exposure. The challenge is texture and color matching on older installations, which we discussed above. If a match isn’t achievable, we’ll tell you before we start, and we’ll price painting the entire wall as part of the repair. Call (805) 309-3020 if you want us to look at the boards and tell you honestly which way it goes.
Most junior ADU siding repairs take two to three working days. A full re-side with trim and paint typically takes five to seven working days, including inspection if the city of Thousand Oaks requires one. Weather can shift the schedule, but we don’t leave the project uncovered overnight if there’s rain in the forecast.
We keep common HardiePlank widths, HardiePanel sheets, and HardieTrim on our trucks and at our Thousand Oaks yard. Specialty textures, rare widths, and ColorPlus pre-finished colors may need to be ordered from our James Hardie distributor, which usually adds two to three business days. We also work with Abodu, Cover, and Dvele structures, so if your junior ADU was built on one of those platforms, we can match the siding specification correctly.
If the James Hardie siding on your junior ADU is failing, don’t wait until the framing behind it starts to rot. Call (805) 309-3020 and we’ll send someone out to look, measure, and hand you a written price. Put it in writing, build it as written. That’s how we work.
