James Hardie ADU Builders in Thousand Oaks: What to Know First
We build and convert ADUs clad in James Hardie siding across Thousand Oaks, and most projects run 12 to 20 weeks from permit submittal to final inspection. The price goes in writing before we start, and the number you approve is the number on the final invoice. No change orders at the door, no surprises at punch-out. If you own a James Hardie-sided home or are planning an ADU with Hardie products, call (805) 309-3020 for a free estimate. Reed Calloway runs the Thousand Oaks crew and will be the one walking your lot before anything gets priced.

How James Hardie Products Fail and How We Fix Them
James Hardie siding holds up well in Ventura County, but it is not immune to problems. Here is what we actually see on Thousand Oaks ADU jobs, and what we do about it.
- HardiePlank lap siding butt joints opening at the corners. HardiePlank expands and contracts with temperature swings, and Thousand Oaks sees enough of a daily spread that improperly gapped joints crack caulk within a few seasons. Once water gets behind the lap, the OSB sheathing starts to swell. We pull the affected planks, re-gap to Hardie’s specified 1/8-inch joint, flash correctly, and repaint to match. The fix is invisible. The alternative is replacing wall sheathing two years later at triple the cost.
- HardiePanel vertical siding wicking moisture at grade. HardiePanel sheets are rated for 6 inches of clearance above soil, but plenty of Thousand Oaks homes have planter beds or hardscape built higher than that. We see the bottom edge swell and delaminate on older ADUs and garage conversions. The sheet has to be cut back to sound material, the exposed edge primed, and a Z-flashing installed before the new bottom course goes on. If you skip the flashing, you will be doing the same repair again in three years.
- HardieTrim boards cracking at fastener points. HardieTrim is dense and brittle compared to wood trim. When installers drive nails too close to the edge or sink them below the surface, the board cracks around the fastener. On ADU window surrounds and door casings this shows up within the first year. We replace the trim board, pre-drill per James Hardie’s fastener schedule, and use the correct corrosion-resistant nails. It is a two-hour fix that a lot of contractors turn into a half-day of excuses.
- Improper flashing behind HardieShingle siding. HardieShingle individual shingles look great on a detached ADU, but they demand a rain screen or at minimum a properly lapped WRB behind them. We have torn open HardieShingle walls in Thousand Oaks where the installer stapled shingles directly over house wrap with no drainage plane. The shingles were fine. The studs behind them were not. We rebuild the wall assembly correctly and stand behind it for a year.
- ColorPlus finish fading unevenly on south-facing walls. James Hardie’s ColorPlus baked-on finish resists fading better than site-applied paint, but Thousand Oaks sun is unrelenting on southern exposures. We see walls where one elevation has faded two shades lighter than the others because the homeowner touched up one section with a paint-store match instead of Hardie’s ColorPlus touch-up kit. Paint-store latex does not bond to ColorPlus the same way, and the mismatch gets worse every season. We source the correct touch-up product or, when fading has gone too far, recoat the entire elevation with a finish matched to the existing.
Our James Hardie ADU Builders Process
Every James Hardie ADU job in Thousand Oaks follows the same sequence. No shortcuts, no skipped steps.
- 1
Site walk and measurements. Reed or a lead tech comes out, checks the existing siding condition, measures the walls and rooflines, and notes lot setbacks. If you are building new, we talk through Hardie product selection for your specific exposure. If you are repairing, we document what failed and why.
- 2
Written scope and price. The price goes in writing before any work starts. It lists every line item: demo, framing, siding material, trim, flashing, paint, haul-off, permit fees. You sign it, we build to it.
- 3
Permit submittal. We pull permits through Ventura County’s system. Thousand Oaks has specific ADU standards, and we know which details the plan checker flags first. Getting the plans right the first time saves you three to six weeks of resubmittal cycles.
- 4
Build or repair. Our crew shows up in uniform, background-checked, with a clean job site every day. For Hardie work, that means proper gaps, correct flashing, pre-drilled trim, and the right fasteners. OEM Hardie products where it matters, quality aftermarket flashing and weather barrier where the specs call for it.
- 5
Inspection and walkthrough. We walk the finished work with you before we call it done. You see exactly what you are paying for.
- 6
The Garrison Standard guarantee, in writing. Every project is covered for 365 days. If something fails in that window, we come back and make it right at no charge. No argument, no invoice.
What James Hardie ADU Builders Costs in Thousand Oaks

Here are real numbers for the most common James Hardie ADU scenarios we quote in Thousand Oaks.
- Siding repair on an existing ADU: $850 to $4,200 depending on how many planks or trim boards need replacing and whether we find hidden water damage behind the siding.
- New detached ADU with HardiePlank siding, 400-600 sq ft: $185,000 to $265,000, fully permitted, including foundation, framing, siding, roofing, rough and finish electric, plumbing, and a basic kitchenette. Permit fees and utility connections run separate.
- Garage conversion to ADU with HardiePanel exterior: $95,000 to $150,000 depending on the condition of the existing slab and whether the garage already has power run.
- Prefab ADU (Abodu, Cover, or Dvele) with Hardie trim and siding accents, set and finished on your lot: $140,000 to $220,000 including site work, foundation system, utility connections, and finish siding work.
What moves the price in Thousand Oaks: lot slope, soil conditions, how far the ADU sits from the main panel, and whether the city requires a fire sprinkler system. We put all of it in writing before you commit. Call (805) 309-3020 for an exact quote, free.
Why Thousand Oaks Homeowners Call Fielding ADU Thousand Oaks for James Hardie Work
The Garrison Standard has been the operating rule at Garrison Partners since 2006, and Fielding ADU Thousand Oaks holds itself to it on every James Hardie job. Show up in the window, price in writing, build by the book, leave it clean, stand behind it for a year. That is The Garrison Code, and it is not a marketing line. It is how Reed runs the Thousand Oaks crew.
We also know when Hardie is not the right answer. Some Thousand Oaks lots with tight setbacks or unusual soil are better served by a prefab ADU from Abodu, Cover, or Dvele, and we will tell you that directly. We are here to build the right unit for your lot and budget, not to push a material choice because it happens to be what we stock. If you have been burned by a contractor who moved the price mid-job or left the permit board blank, call us. We answer with a live person, any hour. That is the standard.
FAQs

Yes. We are an independent James Hardie service provider, not an authorized dealer, but we follow Hardie’s published installation specs and fastener schedules, which is what the warranty actually requires. If a material defect is the issue, we document it and guide you through the Hardie warranty claim. If the failure is from installation, we fix it under our own one-year written guarantee.
Site walk and written estimate happen within a week of your call. Permit submittal follows as soon as plans are finalized, and Ventura County review times for ADUs currently run four to eight weeks depending on plan checker workload. After permits are issued, construction typically runs 10 to 14 weeks for a detached ADU. Call (805) 309-3020 to get on the schedule.
Both. We repair existing Hardie siding on ADUs, garage conversions, and primary homes in Thousand Oaks, and we also build new ADUs clad in Hardie products. About a third of our siding repair calls turn into larger ADU projects once homeowners see the full picture of what is behind the wall. We are equipped for both.
No. The price goes in writing before any work starts, and the number you approve is the number on the final invoice. The only thing that changes a written price is a written change order that you sign, and we do not generate change orders unless the job scope genuinely changes, like you add a bathroom or the city requires a different foundation than the plans assumed. If you did not sign it, you do not pay it. That is The Garrison Standard.
Yes. Every ADU we build in Thousand Oaks is fully permitted through Ventura County and the City of Thousand Oaks. We pull the permits, schedule the inspections, and do not call the job done until the final inspection passes. Setback variance requests, flood zone checks, and fire sprinkler requirements are all part of our written scope, not a surprise add-on after demo starts.
